Can
I own a Freehold Property in Thailand?
In certain instances you can directly own apartments, when they are registered
as Condominiums. Although Thailand “restricts” this
to only 49% in any project. So in a development of 100 apartments,
only 49 can be owned by a foreign national, the rest must be Thai
owned. We at Island Oasis Resorts, solve this problem by giving our owners equal shares in the
company that owns it all. |

Can I own a Leasehold
Property in Thailand?
Yes, you can own a leasehold property in either your, or joint names.
The maximum term that is recognised by Thai law currently is 30 years at the
moment, but this could change in the future.
However, most reputable companies are now giving an initial 30 years,
plus 2 additional 30 years periods in their Lease Agreements. A
total lease of 90 years.

How
about Island Oasis Resorts Leaseholds?
All of our purchasers get the 3 x 30 years Lease periods as described
above.

PLUS:
All of our purchasers automatically become SHAREHOLDERS
in the Thai Company that owns the land. The cost for this
is INCLUDED in our Sales Prices; there is NO additional
charge, or cost for the issuing of these shares.
So ALL of our buyers have the maximum security
possible. You also get a say in what happens in the future! This
is probably the most important factor of all.

What
happens when I am not here?
All of Island Oasis Resorts are managed by our own company. We
know what high standard is expected, and will not accept any less.
Whether you are here, or away we will take care of EVERYTHING for
you. If you wish to leave your property for your own use only, we
will make sure it stays that way for you, and it will still be as
good as you left it, when you return. If you wish to rent your property
out, and earn a valuable income from it, then we will handle that
for you too. |

Who
are Island Oasis Resorts?
Island Oasis Resorts are the ONLY Company that you will ever need
to deal with.
That is because, the ISLAND OASIS GROUP own FULL TITLE (Chanote),
to the land that your chosen project is being built on. They have
also appointed both top Architects, and leading Phuket builders
to design, and build to their very high standards. All stages of
development will be controlled by our own staff.
Finally, they are here to stay because they also own and operate
the Management Company that will take care of “your”
property interest when you are not around.

Is
investing in property in Phuket a good investment?
Yes, a very good investment. Over the past five years we have seen
dramatic growth in property values, and they are still far lower
than other Asian areas, so will continue to increase the value of
your investment. Phuket is becoming the island paradise that everyone
loves. Friendly people, great seafood, and the year round temperature
that never drops below 80 degrees.

What
sort of annual increase can I expect on my property?
We believe that an annual increase of 25%
is very easily obtained, but during the past two years we have seen
these increases average 35%. At the moment the demand, especially
on luxury apartments/villas, is so great that there is always a
shortage.

Can
I get a rental income from my property?
Yes, there are good returns to be
had from renting, especially from November until the end of April,
which is regarded as the “High Season”. Even in the
“Low Season”, May until the end of October, there are
still very reasonable returns to be had.

What sort of annual costs can I expect on Property Maintenance?
Most property companies are just that, Property Companies. Island
Oasis Resorts, are a not only the Property Developers, but also
the Management company. So we know how much it will cost to maintain
the property, and ensure that the complex is kept looking the way
it should. Our Maintenance charges on Apartment complexes are calculated
as follows:
