For
Purchasing an Apartment, Penthouse or Villa from ISLAND OASIS GROUP:
On signing the Reservation Form I/we agree to pay the sum of 1%
of the
Full Purchase Price, as holding deposit to Reserve my Apartment/Penthouse,
Suite
or Villa.
On receipt of the Island Oasis Group Sale & Purchase Agreement,
I/we will
then have a further 30 days in which to review, and sign the said
Agreement.
On execution of the said agreement, I/we also agree to deposit
into Island
Oasis Group bank account a further sum, this being equal to 19%
of the total Sale price. This 19% sum, is to be net of any bank
charges, or
exchange rate Costs.
I/we, may at any time prior to signing the Sale & Purchase
Agreement, (i.e.
During the 30 days after paying the 1% initial deposit), withdraw
from the
Agreed Purchase. Should I/we, decide to do so, then the Initial
Deposit paid
By me/us, and held in Island Oasis Group Clients Account, will be
refunded
in FULL.
Island Oasis Group also agree that I/we may at any time transfer
my/our
rights in the property to any other party, without penalty or any
Additional payment prior to completion. However, we do request that
you
notify us at least 60 days prior to the final payment, so that we
may transfer
title to the correct name.
Once all stage payments have been paid, (please see “Payment
Schedules”),
Island Oasis Groups agrees to Transfer Full Leasehold title and
Registration
Of the Said property into your name.
They also further agree to transfer to the Purchaser, an equal shareholding,
And full voting rights, in the Registered Island Oasis Group company
that
Legally owns the Thai registered land title.
This, the Initial Reservation Contract will lapse, if Clause 1
is not met within
7 days.
